General objectives and strategies
We at Wihlborgs have made up our minds. We shall be the leading and most profitable property company on the Öresund market. That’s the objective. To achieve this we will:
- Consolidate our market position in the Öresund region by concentrating on selected, especially attractive parts of the market with development potential.
- Improve our property portfolio by purchasing, adding value to, and selling properties. Realising added value will be a central part of our activities.
- Manage our properties with the focus on good cost-effectiveness and a high level of leasing by being the market leader in the respective parts of the market.
- Strengthen customer relations and work towards long-term lease relationships through commitment and a high degree of service.
- Develop the leasing market to reach new customers.
- Strengthen the brand so we are the customer’s first choice.
Financial objectives
Wihlborgs will be characterised by:
- Return on equity that exceeds the risk-free interest rate by at least six percentage units.
- Equity/assets ratio of at least 25 per cent and no more than 35 per cent.
- The interest coverage rate shall amount to at least 2.0.
We will achieve the above financial objectives by actively working with assets and liabilities as well as capital structure. Wihlborgs shall always have a capital structure that produces the best yield for shareholders while taking due consideration of risk.
Dividend policy
Wihlborgs’ dividend policy is based partly on transferring part of the result that property management generates as well as transferring realised added value:
- The dividend shall be at least 50 per cent of the result from current administration.
- In addition to this we will pay out 50 per cent of the realised result from the sale of properties.
