Wihlborgs has purchased the office property Kranen 3 in Malmö, commonly known as Gängtappen. The building that has 15 floors and comprises 15,000 m2 of offices was built in 1958 as Kockums’ head office. Possession will take place during the 2nd quarter 2009.
“Gängtappen is a property we have had our eyes on for a long time. It is a landmark and the only commercial property at Dockan that Wihlborgs did not own,” says Anders Jarl, CEO of Wihlborgs Fastigheter. Through this acquisition, we have further consolidated our strength at Västra Hamnen and Dockan.
The building will undergo modernization and Kockums will compress its areas so that approximately 5,000 m2 is released.
“After the conversion we expect to have invested SEK 340 million. And, once the building is fully leased out again, we will have a yield of more than 7 per cent. Including projects in progress, we now have 137,000 m2 at Dockan,” concluded Anders Jarl.
“The ownership and management of real estate is not a natural part of Kockums´core business. We therefore consider it highly appropriate that Wihlborgs, a respected company that practises a long-term business approach, should take over the property and become our landlord,” states Kjell Göthe, Senior Vice President/PR & Communications at Kockums.
Jones Lang LaSalle has been the seller’s advisor in this matter.
