Wihlborgs has today reached an agreement with PEAB on the acquisition of the property for Sveriges Television (SVT) in Malmö, located in Varvsstaden within the old Kockums’ area. The property also includes the right to build on approximately 7,000 m2 that will contain, among others, a MovingMediaCenter (MMC).
“The SVT part will comprise approximately 5,300 m2 that we have purchased with a turn-key contract and where SVT has signed a 10-year lease agreement,” commented Anders Jarl CEO of Wihlborgs Fastigheter AB. “The yield on this part will be just over 6 per cent. We are also purchasing a project covering 7,000 m2 of offices which we expect to start as soon as we have leased out at least 70 per cent. Planning of the building is complete and can be commenced directly after a lease contract has been signed. The lease market remains strong and we expect to start building within six months,” continued Anders Jarl.
The purchase price amounts to SEK 160 million and the cost of the remaining investment is estimated at SEK 165 million.
For the purpose of financing the acquisition on SVT and future investments in the project, Wihlborgs have decided to examine the potential for selling 1,250,000 own repurchased shares. Wihlborgs has commissioned HQ Bank to examine these criteria. The company has a total of 2,214,350 previously repurchased shares.
“The acquired property is directly adjacent to Dockan which means that together with this deal and other projects in progress, we will have 142,000 m2 under management and approximately a further 80,000 m2 to build,” concluded Anders Jarl.
